Inquiry 1: Which Documents required for the process of transfer of a plot?
Transferor/Seller will deposit following documents in the Legal Branch one day prior to sale /transfer between 0930 hrs to 1330 hrs.
Covering letter (Application for transfer of plot)
Original Allotment letter and Allocation letter
Undertaking by the purchaser
Copy of CVT challan
Transfer Affidavit on stamp paper of Rs.20 including 2 photocopies duly signed and attested by Oath
Commissioner.
No Demand Certificate including CVT challan forms (for 500 sq yards or more).
Statement of dues along with receipt in original.
Application form with 2 x Passport size Photographs of purchaser (Coloured).
Sales Agreement
Attested Photocopies of CNIC of witnesses/seller/purchaser and NOK of purchaser.
Inquiry 2: What is the duration for the issuance of Allotment Letter?
Once formalities are completed, the case after due processing and scrutiny is put up to the Administrator for his final approval. There after, transfer order (Allotment Letter) is issued to the transferee in 20 days time under normal conditions.
Inquiry 3: Urgent delivery of Allotment Letter.
Members desirous to get the transfer letter urgently (within 72 working hours) will get the Allotment Letter order by depositing Rs 5000.00/- as urgent fee. Similarly members desirous to get transfer letter within 24 working hours can get the same after depositing Rs. 10,000/-.
Inquiry 4: Membership Card
For issuance of Membership Card a sum of Rs 200/- will be deposited in Askari Commercial Bank Limited. Receipt of deposited amount along with two passport size photographs (coloured) and one attested copy of CNIC will be deposited to dir transfer & record for issuance of membership card.
Inquiry 5: Deposit of Payment.
Amounts due to be paid to Defence Housing Authority Islamabad shall be deposited in Askari Commercial Bank Limited / Bank Al-Falah on pay in slip/pay order/bank draft. Cheques and cash payment are not accepted by Defence Housing Authority Islamabad.
Inquiry 6: Members Living Abroad.
All Pakistani Nationals living abroad who want to sell/purchase/transfer a plots in the Defence Housing Islamabad will be responsible for the following:-
a. Transportation for the visiting team from DHA Islamabad to the residence back.
b. Transportation of transfer team and accommodation, food arrangements for the transfer team in case of night stay.
c. Arrangement of air ticket in case of longer distance.
d. Deposit Rs. 15000/- as fee.
Inquiry 7: Member Suffering From Physical Disability.
A member suffering from physical disability who is desirous to tfr/sell his plot shall make request for the transfer /sale of its plot to DHA Islamabad. After approval by competent authority, transfer team will visit the residence of member to complete transfer.
Inquiry 8: Maps containing guidelines and Bye-Laws.
Maps are also available to facilitate the members:-
Complete Phase II Map with Jacket Rs. 150
Complete Phase II Map without Jacket Rs. 100
Sector Wise Map Rs. 50
Inquiry 9: Membership for more than one plot.
New membership number will be allotted to the purchaser for the transfer of a plot. Members are required to pay respective Membership fee for transfer of each new plot.
Inquiry 10: Procedure for the process of File Verification (Bearer Certificate)
For the verification of a File, a sum of Rs 500/- is deposited in the bank. The pay -in -slip with a copy of NIC and original will be presented in front of Director Transfer & Record who will make entry of the file in the register for record and get the file from secretary through Dir finance.

Inquiry 11: Issuance of Duplicate / Triplicate Allotment Letter.
For issuance of a duplicate /triplicate copy the member has to fulfill certain formalities which are as following:-
Application by the member.
Affidavit on stamp paper duly attested by Oath Commissioner for loss of allotment letter (format available in DHA Islamabad).
Advertisement in 1 x urdu & 1 x english newspapers. (Clippings)
Copy of the FIR / Police report for loss of allotment letter duly attested by concerned police station.
Receipt of Rs. 5000/- to be deposited through deposit slip in ACBL /Bank Al-Falah or through demand draft / payorder in DHAI account.
2 x Photographs (Passport size) and Photo copy of CNIC of owner.
Inquiry 12: No Demand Certificate.
NDC should be obtained from the Account Branch and submitted in original. This is issued after clearance of all outstanding dues pertaining to the plot and transfer fee.
Following will be attached with the documents being submitted for issuance of NDC:-
Copy of CNIC of both seller and purchaser.
Photocopy of allotment letter.
Allotment letter for collection of NDC in the name of registered property agent.
Inquiry 13: Does single membership works out with plots in other phases.
Every phase has its own membership block. Single membership for a lot in a phase will not work out in case of getting a plot in other phase. You have to apply for new membership for each plot and also pay membership fee.
Inquiry 14: Rates of different charges.
Rates of different charges are given below enforced with effect from 25th June, 06.

a. Fee for re-issue of dues / No Demand Certificates be increase from Rs. 2000.00 to Rs. 5,000.00 each.
b. 50% concession on transfer of plot to serving Defence persons will be allowed on 1st time transfer of plot, which is applied at the time of transfer papers. At later stage no claim will be entertained.
c. Urgent transfer fee may be revised as under:-
1. Urgent transfer within 1 x day (within 6 working hours): Rs. 30,000/-
2. Urgent transfer within 2 x day (within 48 working hours): Rs. 15,000/-
3. Normal transfer within 4 x day (within 96 working hours): No charges
Inquiry 15: Documents required for issue of final letter.
Return original provisional allotment letter.
2 x passport size photographs.
Photocopy of CNIC.
Allotment letter will be issued within one week.
Inquiry 16: Conversion of allotment certificate (file) into plot allotment letter.
Obtain membership form from DHA Islamabad office.
Fill the form and deposit alongwith following documents duly attested:-
-- 2 x passport size photographs of owner.
-- Photocopy of CNIC of owner.
-- Photocopy of CNIC of NOK.
-- Photocopy of CNIC of 2 x witnesses who should be members of DHAI.

Reciept of Rs. 27,500 as membership fee to be deposited in ACBL bank / Bank Al-Falah through deposit slip or through demand draft / pay order in DHA Islamabad account.

Allotment letter alongwith payment schedule for development charges will be issued within a week deposit of above documents.
Inquiry 17: For allotment letter of ex-commoners town / LCHS.
Fill the membership form and deposit alongwith following documents:-
-- 2 x passport size photographs.
-- Photocopy of CNIC of owner.
-- Photocopy of CNIC of NOK.
-- Original allotment letter issued by Ex-Commoners / Ex-LCHS.
Allotment letter will be issued after 7 days.

TOWN PLANNING AND BUILDING CONTROL
Inquiry 1: Relocation of plots
Mainly occurs due to the following major reasons.
Due to Geo Technical reasons the site is considered unsuitable for construction of a house.
The site is proposed for any other development purpose considered prior for the community.
Inquiry 2: Status of plots
Standard size plots having 50'x90' or 45'x100' dimensions.
Non-standard plots having irregular dimensions.
Corner plot bounded by two roads.
Mini. frontage of a 1 Kanal plot will be 45' and 10 Marla plot will be 35'.
Society is bound to give 4500 sqft plot (500 sqyrd), either in standard form or the plot may have irregular dimensions.
Inquiry 3: Covered Area Limitations
Covered area limitations for 1 Kanal plot are as follow:-
a. Open space in front line 13ft
b. Open space in Rear 7ft
c. Open space at 2 sides 5ft
Covered area limitations for 10 Marla plot are as follow:-
a. Open space in front line 10ft
b. Open space in Rear 7ft
c. Open space at 1 side 5ft
d. Open space at side 2 Not mentioned
Inquiry 4: Height of Building
Maximum height of the plot can be 35ft.
Inquiry 5: No. of storeys
Ground floor and first floor are allowed in 35ft height.
